I am the manager of a large apartment community that has seen several changes in both management and ownership during my 5-year tenure. I have managed to survive each change because my property always hits the numbers.
My company recently eliminated several positions which resulted in my now reporting to a Regional Vice-President who is seldom in town.

It is time to "face the new economy". You can not only survive but can thrive in these changing times. Companies are hiring stronger managers at higher salaries because they expect you to operate your property with minimum supervision.
You have a new supervisor. GREAT! You have a new mentor and professional colleague that may be of help in allowing you to achieve your own goals. Find ways to smooth the transition by volunteering to make his or her job easier. Quickly discern the new management style and adapt accordingly. YOU MAY LEARN NEW SKILLS.
Develop a strong working relationship with your staff. A supportive team will ensure the smooth running of your property. If someone is not pulling his/her own weight, then its time to "issue an invitation to explore other career opportunities" to quote my friend, Virginia Love. Your staff will appreciate your ability to move swiftly to resolve problems.
YOU HAVE A RESPONSIBILITY to your hard working staff to keep their jobs secure so they can support their families.
SHARPEN YOUR IMAGE! Now is the time to take a step back and objectively look at yourself. If in doubt, ask a friend. Update your hairstyle, make-up (if applicable), and your clothing so that you always present a positive professional image. YOU WANT TO BE TAKEN SERIOUSLY! Look at "fluffing yourself" as similar to upgrading your property's curb appeal.
ADOPT A POSITIVE ATTITUDE! It will filter down to each staff member including your grounds person. Your new supervisor will hear the enthusiasm in your voice and know your property is in good hands.
POLISH YOUR CREDENTIALS. Take advantage of all training opportunities. STUCK IN RUSH-HOUR TRAFFIC? STUDY A NEW LANGUAGE. This is an excellent benefit to your career!
BE ALERT of any changes that may indeed cost you your job. Have your resume up to date and always KNOW WHERE YOUR REFERENCES CURRENTLY WORK AND THEIR PHONE NUMBERS. You may need them after all. STAY IN TOUCH.
